    prices decline in NCR







    the traumatic experience during the pandemic (high population density in NCR -- mabilis ang hawaan, can't get out of NCR due to travel restrictions) must have driven people to buy homes outside NCR

    plus WFH allowed people to move out of NCR

    quality of life issues in NCR (traffic, stress) made people move out

    Sa mga maraming cash dami opportunities.
    Pag padaanin sa financing - mataas pa interest.

    Yung mga nagexpire na fixed pricing sa loans nila nakanegotiate pa kaya sila sa banks nila?

    yung presyohan ng property sa clark pampanga, angeles, telebastagan presyong antipolo, fairview ang tataas na kahit 1 & 1/2 hour from trueQC

    Pag nacomplete talaga yung north south train eh mas gaganda na.

    Gaano kabilis magbenta ng house and lot sa prime location ngayon? In my experience kasi it takes us years to sell a property. My lola's house is for sale recently but no takers. The house of ex SO is also for sale and I told him it will take years to sell that esp since the price is on the higher side (IMO) and he needs the proceeds from the sale asap.

    I wanna know what price range has the fastest turnover. My Kuya is a licensed broker but I don't like talking to him about these things :P

    'tis common knowledge,
    if you want to sell it fast, price it below ballpark figure.
    the lower, the faster.

    Of course I know that doc. But I'm asking if priced at market value. I am wondering if it really takes years to sell.

    pag residential matagal talaga lalo na fair market value tapos upper 10digits starting 50million up matagal yan. Lalo na ngayon mas importante ang cash.

    Pero kung commercial ayan pwede pa may chansa.

    ang nakikita ko mabenta ngayon yung paparadahan ng mga fleets kasi nga itow sasakyan impound sa tumana marikina hahahah tiningnan ko sa googlemaps eh road less traveled

    P200-P300M gusto ko malaman ano average turn around kung prime location
