About sa size, if you are thinking of subdividing it into smaller lots para maging affordable to more people, again think of what a buyer would look like in that location. Kung upscale like you said nga, the bigger the better but then balik ka na naman sa yung may pera lang at hindi naman nya kailangan ang property nyo, buying lang sya if there's an opportunity to make money. If ganon, you're looking at a discount of at least 30% from a fast selling price.
Yung sa residential hindi pwede i subdivide

Demolition companies actually pay for to demolish a structure provided that they take ownership of the scrap wood and stone. Old houses usually have the best Narra planks

If someone wants to build in an old high end village (Makati Villages, Ayala Alabang, Valle Verde, Greenhills, White Plains, etc) its inevitable they have to buy an old house and demolish.

You should contact brokers for high end residential properties like Top Realty and etc. They can also tell you the fair asking price

Market is kinda slow because interest rates are sky high

I just noticed the house of an architect who is married to a celebrity in your village is still for sale, probably because the price is absurd for the size

Early this year daming properties binebenta sa Facebook puro overpriced sa tingin ko. Last month dumadami na ang nakikita ko na naka advertise as "re-priced". Siguro by mid next year magsisimula na ang bargains.
