May mamanahin kaming lupa sa Samal, nagsimula na sila iprocess yung paghahati at pagpapatitulo.
This is from our grandfather and tatay ko na lang ang buhay sa magkakapatid. So yung mga cousins ko diretso na sa kanila yung title. My sister out of sentimentality said ipatitulo muna kay tatay, then when it's time, saka na ipasa samin. I thought it's impractical but I need a solid reason. *Cathy *Papi Smith and any tsikoteers na knowledgeable dito, any thoughts?

Diretso na dapat, mahirap yan kasi baka later meron pa manggulo. Matagal na process, may possible conflict pa later.

The cousins will also be in the title. Grandparent ang owner ng land (first gen) patay na lahat ng anak (2nd gen) EXCEPT for the father of LM kaya ang nangyari yung owners ng land cousins niya (as heirs of 2nd gen) and her Dad.

Kung malaki yung land, much better to subdivide na, kasi usually source ng away yan maraming tao sa title. Kung magkakapatid nag aaway, what more sa magpi pinsan?

I know numerous cases (including my own family) magkakapatid sa title, may gusto mag sell, may ayaw mag sell, may ayaw sa presyo etc.

If it's not that big naman, may isang mag buy out na sa lahat.

FYI: Property values there have shot up because of the bridge ... around 10,000 per square meter ... as usual, price depends on location ... higher if property is near one of the high end resorts being built ...
