July 15th, 2008 08:41 PM #426Am new here in the country and was wondering. If you have a lot of a certain size someone said you must allocate X amount of pesos per sqm for building to the architect. Now lets say that you dont construct on entire lot but make a big gardern. Does that same rule apply? For example you intend to build on a lot of 700sqm. If you only allocate 400 sqm of it to the house structure should you still compute against the 700sqm?

Running rate yata ngayon is about P25k per square meter. What's included are all covered areas. So essentially, floor area (not lot area). Kung covered parking, covered utility area, servants quarters or outhouse, they usually include that in the computation.
It's more of a guide rin lang.

Ang mahal na talaga,- P25K/sqm.... tsk tsk tsk.... And this is floor area, so if you have a second floor, and a third floor/attic then they count in the total floor area....

Naturally cost per square meter can vary depending on materials, design, non-liveable areas and options and the cost is around 25% higher than the floor below (if both floors are identical in construction.)

Since Materials come into play the 25k computation is high end materials? What would the percentage dropes be for subsequent lower end materials?
