    Yes, even when it wasn't online, anyone can come in at the RoD with a photocopy and request for a CTC.

    That's weird, they should require authorization letter from owner to do that ... no wonder there are a lot of scam titles being sold ...

    Following that method, mahihirapan ang mga hunters ng property lalo na kung idle. Also, resort to that to check if the title is indeed clean from any loans and to counter check the details indicated on the copy of the tct that the seller previously provided or you are able to retrieve from LGU. In a "hunt", one of the early steps is to go to LGU ofc to look for the owner of the property we aim for.

    Yup, this is actually to help the buyer verify, kasi walang annotation ang title, the only problem the buyer needs to solve is if the seller looks like he is selling the property to multiple persons at the same time getting earnest money from all. Kaya it's still buyer beware. Parang tsikot din, you also size up the owner kung bebentahan ka ng lemon o apple.

    the consent of the seller isnt required for due diligence of the buyer after all its public record where transparency is paramount as the original copy kept in the registry of deeds may have annotations not visible in the owners duplicate title

    scam titles are produced from recto and have no records in a pertinent govt agency like the registry of deeds

    The bank will issue a Letter of Guarantee, usually valid for 60 days (can be extended), guaranteeing the full payment for the buyer under the condition, among others, that the title be transferred to the buyer.

    i tried LRA eserbisyo. my certified true copies arrived in less than a week. now i just ordered 3 more CTC's. let's see how it goes

    btw we just did a Deed of Donation of a commercial property that's being rented out. boybi is right the BIR will now take VAT, in addition to donor's tax and doc stamps

    been noticing a lot of commercial property for sale

    the properties are fully tenanted with 6 or 7 figure monthly income

    for example:







    you'd think holding cash is a problem (losing value to inflation, limited deposit insurance) and the goal of every investor is to turn cash into income generating assets

    once you're there you can relax and live off passive income

    but there are those doing the opposite -- turning income generating assets into cash

    which goes back to the original problem of holding cash

    pero syempre they have their reasons
