It's sad na they are converting PALAYAN into residential areas in provinces. I understand if this happens NEAR MANILA pero they are hundreds and hundreds of kilometers away from Manila.
There's a family vlog I'd watch every now and then who moved from Caloocan to Ilocos and they bought a property in a palayan na converted into residential. Single Mom Pinay that married an American. Ang masama they are also encouraging their followers na mga pinay marrying foreigners to buy in the area

cashing in the chips. baka sawa na dealing w/ residential tenants. hassle din kasi pag residential. mga commercial tenants ko i just put in the contract that the property is provided as-is, they do all the renovation, repairs and maintenance.
yang mga high-value commercial real estate, you can either cash them in while you're still alive, or you let future generations inherit. it's your choice

Ung current tenant ng condo namin napakamareklamo. Pwde naman ideretso ung concerns niya sa property management, sa amin pa talaga sasabihin.
Nag-10% increase ung wife ko nabwiset na siguro. Namiss ko tuloy ung dating tenant.

They didn't follow the most important factor in real estate: location, location, location. They are justifying pa na they used the proper materials and structure because they are aware of the soil in their house pero nung Egay it was like water world. I would have had a panic attack if I were there.
Another thing, province at palayan na pero ang liit ng cuts. It's sad na even in the province they are selling small cuts.
