    I am shocked that there are town houses in Las Pinas (near Southmall) that sell in the 5-6 million peso range that are more or less 80 sq m lot area.

    I thought it was impossible to buy a property at a middle class area in NCR at that price. I wonder why it's relatively low? Is it because of traffic? BUT it's walking distance from Southmall and ATC! Sinumpa ko na Las Pinas traffic in the 90s and I don't want to know how it is in the 2020s. If I had cash I would buy a property there to rent out lang.

    "how's the flood situation there?"
    maybe not the townhouse itself, but the roads leading to and from it...

    Las Pinas traffic is pretty terrible but I cant argue that its good value as a starter house. Alabang Zapote, at least until Southmall, doesnt flood.

    There are a lot of under P8M townhouses in Metro Manila but these are all in the far areas.

    LP traffic is horrendous LOL. If it was a nightmare in the 90s, I really can't imagine how bad it is now. I will ONLY consider going to LP if it's the area na nakadikit sa BF Paranaque (hindi lalabas ng gate ng Southland) I didn't even know that area was LP because I always thought it was Paranaque

    The area is "talon". Lots of properties below 8 M and the place is decent, very middle class. It's okay to live there if you work in Alabang lang but I can't imagine Makati/BGC or Ortigas. Sacrifice talaga yung friends ko from LP hehehe

    i have officemates who live there.
    they leave the haus at 6 am, to go to their 8 am work in the heart of manila.
    the FX is really convenient.
    no big deal.

    It's my first time to hear about the area. Madami palang Talon. I wonder how they came up with that name. Was there a falls in the area before kasi Makati used to be swampland hehe
