For all of you who are interested in having their house built, I suggest hire an Architect to do the design for you, after the design is completed (plans and specifications), send it out for biding to 3 to 4 contractors/builders. Then based on the bids make a wise decision to whom to award.
Things to look for in choosing the contractor in order of priority:
Integrity (di manloloko), experience (has done similar projects- remember no contractor will say na di nila kaya ang work), financial health (ask for a performance bond kung malaki ang project)and lastly cost.

Two options:
Cost-Plus: The owner pays for the materials and labor, the Construction Management Team gets a certain percentage of the sum (5-10%).
Labor-only: Cost would vary from 7,500-10,000 per sqm, depending on the finishes.
