Meron nga ako pina evaluate dati na 2 storey building and then basement parking. Pina evaluate ko kung ano mas mura ung basement ang parknig or sa roof slab ng 2nd floor ang parking sa taas.

ang laki ng kita ng mga condo owners imagine 100-120K/sqm ang charge nila sa tiny unit plus interest pag hulugan ang bayad.

Dear Tsikot,
I asked a contractor to make a costing/proposal for me for a 3 storey residence. the house has 185 sqm of interior space (1st,2nd , 3rd floor) and 85 sqm of outdoor space (garage, terrace, patio, etc). The contractor quoted me a price of 4.9million. Based on my calculation, it seems that he is qouting me :
19k per sqm for the interior spaces (185sqm x 20k = 3.5M)
+ 8k per sqm for exterior spaces (85sqm x 8k = 680k)
+ 5% contingencies of subtotal (209k)
+ 12% contractor's profit (503k)
for a total of 4.9Million plus.
My question is,do you think this is a fair deal? im not an expert here but i am surprised that the bill actually contains the
contractor's profit which is 12% of the total project cost. (I initially thought that contractors earn only through discounted
prices and marking up labor costs versus what is seen in the quotation). in other words, sa costing.. does the 15k-20k per sqm cost include the contractor profit or not?
Also, I wasnt expecting the bill to be this high as the design of the residence is modern/minimalist type, and the quotation
doesn't include tiles (floor) and plumbing fixtures as this will be the preference of the owner.

^ umm... at least honest or extra kickback yung contractor. hehe. Anyway, yung nagpagawa kami recently 20k per square singil, kasama na materials, labor, bldg permit, etc. basta all in usapan. usually factored in na per square yung kita ng contractor sa usapn kaya in my opinion, medyo mahal. The reason being, may kita na yan sa materials, may kita na per day, may kickback pa na 12%
since it's not my first Rodeo, I ask for labor lang, 9k per square. In the end mas mura lumabas at nakapili pa ko ng gusto ko brands and materials to be used. paid an architect 10k for the design and blueprint. medyo bad trip lang yung contractor pero isipin na lang na lalamangan ka o ikaw manlalamang. hehe

yes there is already plans and specs. From my understanding, i believe kaya ito ng 16k per sqm rather than 19k, because of the rather minimalist design, that's why we are re-evaluating the quotation. question - for the pricing of 15-20k per sqm, it does not include yet the 12% contractor profit right? or it does? thanks!
