July 23rd, 2015 11:36 AM #4992Super magaan yung feeling after settling what i had to settle. Its like im a different person and the day seems totally different and brighter. I have a spring in my step and i feel bolder and ready to take new adventures again.

I paid kasi for a property in 3 years,- and it is a weight on our cash flow.... Like more than halved our savings....

One property was 2.5 yrs before this balloon payment. The other was 20 months before this balloon payment. What a relief to finally settle both completely. I had picture taking pa with the cashiers and my brokers in their respective offices. Its like this impending creeping doom was hanging over my head for quite some time haha. Cant help but think of it from time to time. Glad things worked out and whew i literally was shaking after it was all done. Cant believe i made it out alive hehe.
But don't think that your savings are halved. Just think that your savings are now going into a different asset classwhich appreciates while you sleep. Thats what kept me going.

July 23rd, 2015 08:34 PM #4998No incentive for paying in advance as a couple of months / years have passed. With these developers you must pay in full way before turnover. I just felt it was more prudent to pay these off when I could.
I was tempted to go into the stock market to eke out a few more bucks. That's when I realized I was playing with my principal capital all for the sake of a few % point gains. That's when I said.....screw this.....too much at risk......pay the condos off .
Glad I did. Went on to the next one (rockwell proscenium kirov). Will see how the next few years go. But the burden is much lighter.

July 24th, 2015 12:02 AM #5000These were zero interest plans. Both were 10% down, 10% over 24 (or thereabouts) months and 80% balloon. Since it was Zero interest already so there wasnt any savings on that.
Rockwell has a 10% down, 40% over 40 months and 50% balloon. Also interest free.
Am not sure what other developers have but it may be similar or even more aggressive.
Some people take out bank loans for the balloon payments and these will entail interest expenses.
