Necessary talaga AOG sa insurance. I wonder kung itataas na naman ang premium for that.
BTW, ano ba ang meron sa Araneta Avenue at notorious sa baha. Wala naman river in that area diba?

Meron cath, malaki nga e. Culiat creek which originates all the way from fairview and passes through tierra purra, tandang sora, sanville is joined by another smaller creek from project 6 and pagasa areas. This passes through bago bantay-project 8 boundary then to the side of quezon city general hospital. This is then joined by a smaller creek coming from project 8 and baesa areas then both pass under 2 bridges along edsa near munoz market. This passes through bgy a. samson and frisco areas towards del monte, the big bridge between frisco area and damar village. This is then joined by another creek right in the middle of araneta avenue. This, now a big river, passes beside the mitsubishi and nissan dealerships along quezon avenue. It is the same river that the bridge along e. rodriguez avenue crosses. ang laki ng catch area nya kaya madaling tumaas ang level.

Wow yebo alam na alam mo ang QC! Best to avoid buying homes near a river pala. Samantalang nung unang panahon prime property kapag tabing ilog. I saw in the news na wala na daw baha sa E Rod/Araneta. Ang bilis nag subside.

I lived there e and sadly it was late already when we found out it floods during a downpour, sa parkway village in frisco area. Our 1st house, much loved, 2 floors high, was flooded by ondoy to almost roof level. Flood was measured at 27 feet from street level. Malamang umabot na naman sa 2nd floor this time. Di na namin mabenta, P6M namin nabili and 2 months ago we were selling it for P2.5M na lang nga no takers pa din.
We now live in tandang sora near visayas ave where there is no flooding on a new 4 storey house! Baha na buong metro manila siguro bago umabot sa 4th floor ko hehehe!
