    The best way to know is to actually go there and check it yourself. Borrowing a drone is a good option to survey the property.

    If the seller has a lot plan, that should denote whether there is a rive or creek nearby. The TCT should have it as well.

    Also make sure the lot is titled, a non-titled lot will be a potential headache

    Updated ba ang google earth compared to Google maps? Google maps ko kasi, at least 1-3 years old ang pics, even my house and my neighbors are still empty lots, we started construction 2nd half of 2018 pa

    It's agricultural classification for now ... so the irrigation is a plus ... might take decades before it gets reclassified ...

    Hi sir Erickson Salanguit. Good day to you. Our aim and objective is for engineering to be accessible to all, especially the poor (70-80%), and not just the upper 20% or rich and upper middle class. Last year, an architect who graduated from a state university asked us if we were willing to partner with him to make architecture and engineering accessible to those living in the informal settlement area. Our first project together was a 2 storey project on a 25 square meter lot in Taguig. He told us that his clients did not want professional services at first because of the cost and because those around the lot did not secure a building permit in the first place and most of the residences only needed a foreman to build. Nevertheless, our partner was able to convince him of the importance of architecture and engineering in society, and with our partnership, we were able to produce an economical plan that was within the building and engineering codes. The state university sponsored our education, and we hope that in giving back to society and making architecture and engineering accessible to all, we are giving pride and honor to the architecture and engineering professions. Thank you.

    Why would they engineer and architect those living in INFORMAL SETTLEMENTS? Hindi ba squatter's area yan, so they are legitimizing squatting pa. Squatter na bato bahay at may engineer at architect tapos when the land owner needs the land sila pa magbabayad sa squatter? I hate those with a passion
