    in that case,
    assuming the older guy is right for you (which i will not even venture to advise you on; bahala ka jan),
    replace woulda, coulda, shoulda, with do-a, do-a, do-a.

    regarding residence naman,
    go for the small place,
    then transfer to your current place when your mom passes on.

    I know several families na may properties for sale na market value naman, more than a year na on the market. I was told by someone na it's easier to sell at a certain price point, forgot the amount, but for example P10M, above that it gets harder.

    Doc, my Mom is healthy pa and I have no plans of giving up the current house we live in kasi this was built by my parents.

    Anyway, I find this house too small. My paternal lola often complains nga she gets claustro here, e sana she gave us a big house lol. Basta I don't have enough space. Kaya ayoko talaga tumira sa mas maliit sa current lot size namin e sa ngayon nga naliitan na ko. If I transfer sa smaller then I would have even less space.

    If age gap guy and I end up together and he wants to live in our house, we would have to demolish the current structure to make it 3 floors so we have enough space. Anyway, whatever is mine will be his naman [emoji4]

    I claim it na talaga na our relationship will work out [emoji120]

    You sort of have to choose between location and size. 30m ish can get you a decent size house with a garden in Laguna but you would be far from everything. On the other hand, it can get you a 100sqm 3 bedroom in Makati/BGC. Its true though that RE sales are slower these days because of the prolonged high interest rates.

    Sell at half the market price ... even if it's 300M or more ... it's going to sell in a month ... all a matter of pricing ...

    It's still location for me. I don't wanna live in a condo though. ALL of my friends who live in Makati, none of them were able to buy a house where they grew up in, condo na. Personally, I would just live in a house close to Makati like Merville rather than a condo. It would be nice to own a condo but not my family home.

    We did that to one property, sold at 1/3 the market price, but that's because it has no title (tax dec only) and right of way

    Ex SO's house is selling for around that price, it was placed on the market last year. It's in a prime location kasi. Age gap guy's selling a property in Makati for P150M pero 450+ sq lang, last year pa din nasa market. Kahit prime location ang hirap magbenta, yung properties namin outside of MM selling way below market and even below zonal na nga

    BTT: I really want him but I'm not to used to guys like him. He said probably because he is older. I'm just used to if a guy likes me - texting and calling me the whole day. He's not like that at all. I don't know if he's the healthy person and I'm the one who's always been in toxic relationships. Although I do appreciate that he always invites me when he goes out with the boys. I don't like naman

    Market price is a misnomer ... if you're selling at or below market price and no one's buying ... then that isn't the market price for that property ...
