    BGC and Rockwell condos are still priced well (sale and rent)

    Dito sa amin, 35K is 2bedroom (50sqm) unit with parking. although some owners bumibigay na sa 30K kung 1 year lang.

    Are you into renting condos for passive income? If yes, what is the return per year relative to purchase price?

    no, we are managing a unit for our friend.

    her unit will have to be rented our for 156 months to break even (condo dues included, pero I did not calculate the local taxes)

    if she can sell her unit after 10 years... bawi na sya.

    our unit is 500K more expensive + we spent more than 2M for the reno kaya its the "condo na titirahan" we don't see it as an investment.

    for me, another reason why important ang developer is that some developers take longer than usual to issue a title. without a title, you can't use your condo as loan collateral.

    13 years pala bawi lang, so if you include downtime mga 14 years, may repairs and maintenance pa. That's around 7% per month.

    Will she be able to get the same price she got it for when she sells it later?

    Bonds and equivalents yield 5% net. No headaches, and you get your principal back without any effort. Just saying, for comparison. after all, that's the title of the thread.

    swerte mga nakabili studio unit example sa sun residence preselling at 1.4milyones 12years ago. Nung 2019 bago pandemic ang bentahan 2.4 to 2.6.

    tapos ang paupa 15 to 18thou.

    So depende sa condo if malapit university belt maganda presyuhan.

    There is this developer who is selling 2.6M for one parking slot and they cut the price in half so it is now 1.3M plus taxes. Yes, it is really over price for just a parking slot.

    Where is it located? Parking spaces in BGC are offered at that range actually.

    i'd take it, if i fancied it and i had loose money.
    once it's gone, it's gone forever.

Does investing on a condominium still a good idea?
