Not sure if I am plain lucky or I just got my math wrong, but based on my calculations my PA interest rate is only 4.6% for four years on inhouse financing? SRP is 712k and total cash out will be 843k.

suddenly I got really interested in interests. haha.. magkano down payment sir? makikita kasi interest rate from SRP minus downpayment then calculating yung loanable amount.. minsan nagmumukhang maliit ang interest rate kung pagbabasihan ang srp to total cash out pero kung binawas na yung downpayment, malaki pala..

Downpayment was 49k. I get what you mean pero in my case kahit na naging malaki yung monthly, in the end parang mababa pa din yun "true" interest rate, which is what I am mostly concerned about
