Opinion ko lang, 1&2 sa tenant, 3&4 sa owner.
Hindi ko alam ano correct term dun sa first two but these things are subject to the tenant "traffic" or things na subject to mis-use, therefore resulting in unnecessary damage. Syempre may qualification din, like kung kakalipat pa lang at tumulo gripo, then baka faulty yung item na nabili.
Sa 3, sa owner because walang kinalaman ang tenant dun unless they have kids who shoot water guns at the ceiling, it can be either due to poor workmanship or tulo from the unit above, not the fault of the tenant.
Likewise with 4, if it cracked due to something heavy dropped by tenant, syempre charge sa kanya.
Again opinion ko lang ito and what for me is fair to both parties.
