what can be done about residents sa village/townhouse who do not follow the rules and bylaws? or who do not pay their dues.

dami samin nyan... dapat ang mga homeowners assciation officers eh pro active, sa amin nagba bahay bahay pa para lang maningil ng dues. lalo na pag pasko.
Tapos pag me reklamo lalo na tungkol sa alagang aso na maingay me mapadaan lang kahit araw mismo ang officers ang napunta sa nireklamuhan.

problema nga, kahit nareklamo na, pag ayaw naman makinig ng nirereklamo; wala naman magawa ang officers. kahit magdoor to door na, di pa rin nagbabayad. wala bang legal remedy dito?

meron magagawa ang officers..... just ask the janitors or garbage collectors NOT to pick up their garbage. request the security guards NOT to guard their property.
give out flyers to everyone in the compund.
for sure mahihiya na yan.
pero un iba walang hiya naman eh.

February 3rd, 2004 12:07 PM #5wala yatang ruling....kasi voluntary lang ang ganyan....mahirap talaga....lalo na kung kung mas marami ang ayaw maki-alam....sa democratic rule, mas tama sila kung mas marami sila. Ganun pa rin pag democratic rule, kailangan ninyo pa rin silang respetohin. I just hope that they (the non-participating kapitbahay) do respect you too.

best way is to review your association's by-laws. if it says there that it is compulsary and not voluntarily to pay the monthly dues, then, legally, the association can do something with that kind of neighbor.
although not advisable and very immature, dun sa village ng pinsan ko, binabato yung bahay, pina-flat yung gulong ng kotse nung mga ayaw magbayad ng monthly dues. mag-reklamo man sila sa association, e hindi naman sila kinikilala as homeowner kasi nga ayaw nilang mag-bayad ng dues.

i don't think there is anything in the bylaws about the dues.
if we don't collect their garbage, apekatado naman lahat dahil maiiwan yung basura inside the compound. pwede ba yun flyers? isnt that similar to what alfredo lim did sa mga suspected drug pusher?
