October 23rd, 2011 10:17 PM #1I'm planning to buy a lot in a village being developed by Sta. Lucia Realty. The village is currently under development and they're pre-selling the lots. I would like to consult anybody here who have experience in this matter regarding what due deligence I need to do to and what things I need to know/ask before I proceed with buying the lot.

October 24th, 2011 10:51 AM #4i check mo ang soil test, baka malambot ang lupa diyaan. parang iyan yun malapit sa sumulong highway, sa overllooking metro manila.ako din taga antipolo, pero sa Maia Alta kami nakatira.

October 24th, 2011 11:16 AM #5for what purpose po ba sir ang gagawin sa lote? tatayuan ng bahay ba or for "investment" purposes?
always consider yun assoc fees saka yun monthly dues.... itanong mo kung automatic na member ka kaagad kahit lote pa lang since sisingilin ka kaagad dun.... kung investment purposes eh malamang kainin yun tubo ng assoc fees.....
check nyo din yun permit to sell nung phase na bibilhin ninyo.... kung wala pang permit to sell, wag muna kayo bumili since baka magka-aberya yan sa HLURB eh magka-aberya din yun title ng lote.
check nyo din kung landslide prone yun area..... and last..... basahin nyo ng mabuti ang kontrata bago pumirma at iabot ang bayad....i-clear nyo din kung sino magshoulder ng tax, processing fees etc and put it into writing..... especially kung cash buyer kayo....

the only problem with these are that the provisions are boiler plate, take it or leave it and fixed in stone
buyers have very little leeway, if any, in changing these contractual provisions
worse, if the buyer makes insignificant notations and immaterial handwritten modifications which can be used by the developer to challenge the contract's being one of adhesion

bibili rin kami ng lupa, tinitignan namin kung malapit sa marikina valley fault . mamaya mahati yung bahay ko , magpapalagay pa ako ng tulay sa loob ng bahay.
tama si badsekktor, ask mo rin muna yung mga kag*guhang fees na babayaran mo. ingat and goodluck!
