January 15th, 2010 10:50 AM #1Anybody here who knows how they assess the tax that you need to pay? how do you compute for the taxes for agricultural land? commercial? and residential? What is their basis to tell if your property is commercial already?
I bought this property, a one story house and subdivided it to make it a 3 door apartment. the question is why from a 900 pesos tax/year, the municipal assessor is charging me a whooping 8000 / year? is the computation right?

maybe it's coz you're renting it out
instead of living in it, pagkakakitaan mo yung property

sir you've mentioned na from a one story house ginawa mong 3 door apartment, which means nagkaron ka ng renovation, it now applies for the current tax year ang assessment kasi nagkaron ng improvement lalo na kung papaupahan mo. Yung basis ng taxes nila eh yung zonal value ng area base sa tax mapping na ginagawa ng mga assessor.

yes, kasi consider na syang commercial kaya tumaas. yung amount ng pagtaas na lang ang tanungin mo kasi afaik depende yata sa location yan.

January 15th, 2010 12:04 PM #7pero how do they compute ba? i mean i have several lots within the area, meron 2 residential plus 1 vacant. I expected na lalalki pero that much? hindi naman 2 story or building yun apartment. same floor area lang din, just subdivided.
We have consulted a former assessor and a municipal assessor dun sa nakakasakop sa farm ko at medyo natataasan nga sila sa assessment. they even asked kung meron daw naiinggit sa amin na kapitbahay(di ko magets yun relevance)
Gusto ko lang malaman kung paano yun computation. If it is right, we would pay the amount naman. medyo duda lang ako kasi sa presyo. yun 15 hectare farmland nga would cost 16 thou a year considering na parehong 3rd class municipality lang naman yun nakakasakop dun sa parehong properties.

IMO, they just don't increase tax unless the tax declaration is updated. here, assessors go to your place to assess improvements and usually they are allowed to enter the property. (This is the period when the Owner can haggle with the assessor). Was this conducted? Or you were not present and the assessor talked to your neighbor & then neighbor said you spent such a huge amount in the construction? Note that a house & lot have separate individual tax declarations. Kaya better check how much tinaas sa house or improvements assessment. Land values can be downloaded from BIR-RDOs website.

January 15th, 2010 01:44 PM #9yes, twice sila nagpunta, nung mid ng build saka nung almost completed na yun property. kanina lang meron 3 ulit nagpunta para i-re-assess yun property.
Actually nung first na kinausap ko eh ang reason nila eh dahil meron daw bungalow tapos meron pa din daw na 3 door apartment dun sa lote! wtf! bobo naman yun tumingin! paano magkakasya ang isang bungalow house at isang 3 door apartment sa isang 240 sqm na lote tapos with provisions for parking para sa 3 tenants! tapos pinipilit pa din singilin yun unang assessment na meron 2 buildings na nakatayo! susme, binisita na nga nila mali pa yun assessment!
sorry medyo naiirita lang ako kasi parang nagpapahiwatig yun assessor na lagyan ko siya.... Nakakabwisit na din kasi makipag-transact sa gobyerno.... akala mo eh walking wallet ka lagi at pwede ka bunutan ng pera! Just recently, medyo disappointed din ako with the transaction with HLURB... parang kinakampihan pa yun developer kahit na walang license to sell yun developer nung binenta yun 6 na property sa kin.
Fully paid na yun property, and after 4 yrs 3 pa lang yun nabibigay na titulo! geesh! i should have bought 2 new suvs na lang sana.....
